Forestwood Industrial Park

2010-2020 Ellesmere Road, Scarborough is the first Commercial Condominium Conversion project by Berkshire Axis Development. Located just west of Markham and Ellesmere roads, this prime location offers fantastic access to Highway 401 and sits adjacent to one of the newest commercial developments in Scarborough, Ontario. Berkshire Axis Development’s main objective is to improve the overall value of Forestwood Industrial Park, and we have converted each building into industrial condominiums.

Site Features: New pylon signage is located at the front of the property. Mature, in place landscaping, and upgraded landscaping was completed in spring 2015. A smooth re-paved parking lot offers adequate common element parking. All units for sale have truck-level overhead loading doors, new gas-fired heating units, high bay lighting, and have recently had their roofs replaced. Each unit has separately metered gas, hydro, and check meters for water consumption.

Unit Features

Each unit will consist of the following improvements:

· New metal halide lighting throughout

· Painted walls and ceilings in warehouse, with 14’ clear height

· Single dock level shipping access with new shipping door for every 3,500 sq. ft

· Some units are built out with more office space

· Separate electrical service

Project Location: 19 Lesmill Road, Toronto ON

Category: Industrial to office conversion

Our Role: Principal and project management

Project Size: Single storey industrial asset of 16,400 sq. ft.

Building Information: Concrete foundations with steel/concrete structures and a precast/curtainwall envelope.

Site Features: 6,600 sq ft. of property fronting Lesmill was upgraded to boutique office space, which was then used for Berkshire Axis’ office; 9,800 sq. ft of space in the rear was tenanted throughout investment period to a third party. Berkshire Axis sold the building and relocated to its current premises at 26 Lesmill Road.
